Maintenance Person

Responsible to: Service Manager

Salary: £24,147.34 per annum (pro rata to 35 hours per week)

Working Hours: Monday to Friday, 9:00am – 4:00pm


Purpose of the Role:

  • Deliver practical maintenance and repair across property and grounds.

  • Undertake general upkeep, minor repairs, and maintenance tasks as required.


Line Management:

  • Reports to the agreed Service Manager.


Key Responsibilities and Duties:

Maintenance and Repairs:

  • Perform general property maintenance, including minor repairs, decorating, and upkeep of buildings and grounds.

  • Identify defects and maintenance needs, taking appropriate action or escalating where specialist support is required.

  • Maintain external areas such as paths, gutters, car parks, and communal spaces to ensure safety and cleanliness.

  • Obtain quotes for specialist work and liaise with contractors as needed.

Equipment Maintenance:

  • Ensure tools and equipment are safe, functional, and well-maintained.

Health and Safety:

  • Conduct regular health and safety checks on buildings and grounds.

  • Comply with all relevant health, safety, and environmental regulations.

  • Report hazards, defects, or risks to the Service Manager promptly.

Communication and Reporting:

  • Keep accurate records of maintenance work, expenditure on tools and materials, and project progress.

  • Communicate effectively with line managers and other staff regarding maintenance priorities.

General Duties:

  • Work independently and efficiently to manage tasks and priorities.

  • Uphold organisational standards and policies, including confidentiality, equality, and professional conduct.

  • Participate in training, supervision, and appraisal to maintain skills and compliance.


Person Specification

Knowledge and Experience:

Essential:

  • At least 2 years’ experience in general property, facilities, or equipment maintenance.

  • Strong understanding of health and safety requirements.

  • Experience maintaining buildings, grounds, or equipment.

Desirable:

  • Experience liaising with contractors and managing small maintenance projects.

Key Skills:

Essential:

  • Competent in carrying out a variety of routine maintenance and repair tasks.

  • Able to prioritise tasks effectively and manage time efficiently.

  • Safe and confident use of hand and power tools for general maintenance.

Desirable:

  • Previous experience in an organisational or commercial maintenance setting.

Education and Qualifications:

Essential:

  • Numeracy and literacy to GCSE or equivalent.

  • Full driving licence and access to own vehicle.

Desirable:

  • Any vocational or maintenance-related qualification.
